Clean the lint screen/filter before or after drying each load of clothes. If clothing is still damp at the end of a typical drying cycle or drying requires longer times than normal, this may be a sign that the lint screen or the exhaust duct is blocked.
Clean the dryer vent and exhaust duct periodically. Check the outside dryer vent while the dryer is operating to make sure exhaust air is escaping. If it is not, the vent or the exhaust duct may be blocked. To remove a blockage in the exhaust path, it may be necessary to disconnect the exhaust duct from the dryer. Remember to reconnect the ducting to the dryer and outside vent before using the dryer again.
Clean behind the dryer, where lint can build up. Have a qualified service person clean the interior of the dryer chassis periodically to minimize the amount of lint accumulation. Keep the area around the dryer clean and free of clutter.

Summer Roof Care in the ‘Sunshine-State’

Summer has arrived and the ‘Sunshine-State’ has had record breaking temperatures this year. If you think you’re the only one bearing the brunt of these extreme temperatures-think again! Your rooftop temperatures can reach anywhere from 50-75 degrees Fahrenheit above the normal temperatures during the summer months. Add the other fact of living in one of the hottest climates in the U.S. and this combination of the sun’s ultraviolet rays can also speed up the aging of your asphalt shingles. Other factors such as moisture, air pollution, and wind can cause roof degradation over time. The summer months in Florida also means plenty of rain , thunderstorms, or even hurricanes.Thunderstorms can cause roof deck contractions when a colder front replaces the heat. The expansion and contraction of your roof deck can cause a large strain on the shingles during these hot summer months. This process repeats itself year after year, thus-shortening the lifespan of your roof. From the very moment your roof is installed, natures elements will begin to degrade and age your roof over a period of time.

There is no way to prevent your roof from its natural aging process.However; there are ways you can prolong the life of your roof so you and your family can stay safe and protected from even the harshest of natures elements! Here at Timothy Parks Construction, Inc. your family’s safety is important to us. Here are some tips to ensure your safety!

Tips for prolonging your roof(all roof types):

• Inspect your gutters and downspouts to make sure water is flowing freely.

• Make sure all roof drains and gutters are clean and free from spring time flower blossoms.

• If you have an older roof(over ten years), observe it from the ground during a strong wind storm.Look for any loose shingles. Loose shingles can wreak havoc causing potential leaks.

• Check for moss. You can purchase roof moss killer at your local hardware store. After the moss has been killed then you can sweep it off of your roof.* Do not purchase ‘yard moss’ killer, only ‘roof moss’ killer!

• If you have continuous ridge ventilation it’s not a good idea to walk or sit on your ridge shingles.

•We do not recommend pressure washing your roof. This could cause damage. especially if you have asphalt shingles. Pressure washing your roof could remove the granules which protect the shingles from the sun.Losing that sunscreen layer could cause your shingles to harden and crack and premature aging of your roof. If your roof has cedar shingles pressure washing them could remove the top, thus-thinning the layer of your shingles.

Prolonging the life of Flat / Torch Down Roofs:

• During the summer months, try to do any roof inspecting in the early morning hours when it’s cooler, otherwise you could cause damage to the torch down bitumen.

• Look for deep cracking on Torch down and hot tar roof surfaces. If you notice that the surface is dried similar to that of alligator skin, it may be time for a new roof.

• check your roof for membrane uplift around perimeters and elevation changes after severe *wind storms.

• Apply an aluminum-based coating around every 5 years. this will protect your roof from UV degradation.

A homeowners worst nightmare can quickly become a reality due to wind storm damage resulting in costly property damage and insurance claims. Roof damage can lead to extensive water damage to your home and its furnishings.Once you have any type of roof deck damage(even partial damage) your home suffers a major loss. We encourage you to receive a free wind inspection through the My Safe Florida Home Program where you may be eligible for credits or insurance discounts.You will be provided with a from to fill out that you can provide to your insurance carrier. As of November1, 2007 wind inspection firms are expected to complete a full uniform Mitigation Verification Inspection(OIR-B1-1802) to all homeowners who receive a free wind inspection through the My Safe Florida Home Program. Once the form is signed by the inspector then you can forward the form to your insurance company.

Dryer Vent Cleaning - How to Get Lint Out of Your Dryer Vents

Unlike the dishwasher or clothes washing machine, the dryer needs a little ongoing maintenance to keep it in safe, proper working condition. How does a clothes dryer work? The way your dryer works is pretty simple - it spins clothes around in hot air while an exhaust vent sends damp air outside. A round, flexible exhaust tube connects to the back of your dryer and then to a duct in the wall that leads somewhere outside -- so all the hot, moist air coming out of the dryer ends up outside. As your heated clothes tumble in the hot air, lint (tiny bits of the cotton or other fibers that make up your clothing) comes off the fabric and most of it gets caught in the lint trap as the exhaust air passes through it. The lint trap is usually accessed either inside the dryer door or on top of the dryer -- it usually looks like a plastic or wire screen. Whatever gets past the lint trap goes out the exhaust vent and duct and either clings to the sides of the tube (it is wet with condensation and can be sticky) or blows out the exhaust vent outside.

Dryer Vent Problems - How do you know when to clean your dryer vents and ducts?

Since your dryer has to blow exhaust air out through the ducts, the shorter the ductwork the better. The total recommended length is normally less than 25 feet from the back of your dryer to the outside vent cover -- that's with a straight running exhaust duct. If you have bends and turns, it should be an even shorted distance. The more turns and the further the distance, the harder your dryer must work to move exhaust air and loose lint -- and the harder your dryer works and the longer it runs, the sooner it will wear out and have to be replaced or repaired. If your dryer has clogged vents and ducts, there are usually a few signs you'll see:

Loads of clothing will take longer to dry;
clothing will be very hot and still damp when dryer finishes (heavy items especially, like towels);
the dryer itself will feel hotter;
there may be NO lint on the lint screen (ie, the exhaust system is clogged)

A lint-clogged dryer can often consume $20 worth of extra electricity every month trying to dry your clothes - so it makes good sense to keep your dryer clean.

So what kind of maintenance do you need to do for your dryer? Lint tends to build up in 3 areas: inside the lint trap, inside the flexible duct hose behind the dryer, and inside the in-wall duct work leading to the outside vent flap. The first step is to clean the lint trap after every load of laundry. How do you clean the lint trap? You pull out the lint trap and scrape out the lint with your fingers or bang it over the trash can to clear it out, then replace it. When you pull out the lint trap, look around inside the dryer in the pocket where it sat -- if you see more loose lint there, take it out (you can use your hand, a brush, or your vacuum). By doing this simple cleaning regularly, you will avoid 90% of dryer vent problems. Each year (or sooner if you suspect a problem) you should unplug your dryer and pull it out from the wall, then disconnect the exhaust tube from the dryer and the wall and clean it out with a vacuum. That cleans out area #2. Area #3 is the in-wall ductwork that leads to the outside. Clean out this area using a vacuum or blower along with a dryer brush or auger (see below), put everything back together and in place, and you're done.

You can pay someone to come out and clean your dryer vent and ducts for you. How much does dryer vent cleaning cost? Expect to pay from $75 to $200, depending on what all they offer and if it is part of a package of other services. You can do a search for "dryer vent cleaning" in Google and you will usually find some local contractors advertising for service in your area. Get written quotes and references from several before selecting one. The actual vent cleaning job is not real technical or complicated -- with the right tools (see below), the average homeowner can do the job themselves in less than an hour.

Dryer Fire Hazards - Do You Need to Clean Your Dryer Vent?

You can read the fire hazard and saftey warning from the Consumer Product Safety Commission here. They recorded more than 15,000 dryer-

related fires back in 1998. Basically, they confirm the things we have already covered about keeping your dryer vent and duct clean -- like cleaning the lint trap after each use, cleaning out the ducts and vents regularly, cleaning behind the dryer, having the right kind of duct material, and using caution when cleaning oil or chemical soiled items. Further reports have shown that most dryer fires occured with older dryers without thermostats (or broken thermostats), with crushed or kinked hoses in the back of the dryer, and often with a missing lint screen. So by keeping your dryer clean and in decent working condition, chances are you will not have to worry about a fire. .

The home of Jim and Joan Norton, in WCI's Waterlefe Golf & River Club, has all the telltale signs of defective drywall: blackened copper coils, pipes and wiring; failing air-conditioning coils; and a distinct odor. At first glance, the Nortons seem to be just the latest in a string of victims struggling with the tainted drywall.

But what makes the couple's home especially notable is when it was built: 2002. The Nortons could very well turn out to be among the first owners to be sold a home built using Chinese drywall in Southwest Florida, and possibly anywhere.

The discovery could stretch out the timeline of the drywall problem, previously considered to have started in 2004, to a full seven years.

You can make wallboard repairs with Fiberglas joint tape and drywall joint compound. Plaster repairs can be successfully made with plaster patching product. If you need to blend in a textured finish after you make a repair, try using a spray texture in an aerosol can.

Exterior Painting

For exterior finishes, you will probably be working with old flaking paint on stucco, siding, trim, gutters and downspouts. This needs to be removed by hand or pressure washed before you put a fresh coat of paint or primed . The most effective approach would be to begin with a power washing with water to remove the majority of the damage and then use a paint scraper to remove the remaining flaking, chipped or blistered paint. Once that is done, mix together a solution of 50/50 bleach and water to remove mold and mildew. Paint Selection Your next step is to select the right paint and applicators for the job. This step is essential to an attractive and long-lasting result. As a rule of thumb, note that the more costly the paint is the better quality and longer wearing. Basically this means is that a costly paint will most likely get the job done in one-coat, be abrasion-resistant and remain good looking for a longer period of time, such as Behr ULTRA Premium paint. In the wake of this celebration all Florida residents should review their property insurance policies to insure that they are properly covered in the event of any future storms. When reviewing this coverage keep in mind that if your home is a guaranteed replacement cost policy (which most homeowners policies are) you must legally have your home insured at 80% of it’s replacement cost for the insurance carrier to pay to have your home rebuilt if it is completely destroyed. Most insurance carriers in that write homeowners coverage in the state of Florida require that each home they insure be insured at the current replacement cost. But for some homeowners who may have had their policies for quite sometime & do not have inflation guard on their policy (this is a clause some carriers offer that will automatically increase the coverage on their home at each renewal in order to keep up with inflation) they maybe underinsured. To find out the current replacement cost of your home call your insurance agent or a property appraisal (done within the last year) can be used.

Disaster Preparedness

Before the Storm

Make sure you're covered – Insurance companies do not accept new applications or requests for increased coverage once a hurricane nears Florida.

Know what your policy covers – Flood and wind damage are often covered in separate policies. Decide if you need this protection and contact your agent for more information.

Make sure your coverage is adequate – You may have made recent home improvements or purchases. Consider increasing your coverage if your policy doesn't cover the current value of your home and contents.

Keep policy documents safe – In addition to information on your agent, you should write down the name of your insurance company, policy number, and a telephone number to report a claim.

Fortify your home - Inspect your roof, making sure you have roof anchors installed on your home. Replace your windows and doors that don't pass the impact test, or cover them with shutters. A fortified home with the right doors, windows and shutters will save you money on your insurance premiums (link to discounts).

Secure your property and clear your yard of any debris, lawn furniture, tools or other objects that could turn into dangerous projectiles in high winds.

After the Storm

Immediately report property damage to your insurance agent and company.

If you must make emergency repairs, document them.

Maintain copies of your household inventory and other documentation. This will assist the adjuster in assessing the value of the destroyed property.

Take precautions if the damage requires you to leave your home. Let your agent or company know your temporary forwarding address and home number.

Beware of fly-by-night repair businesses. Hire licensed and reputable service people.

Know what kind of licensed adjuster you will deal with (i.e. company adjuster, independent adjuster or public adjuster). Ask for identification, and if a question arises, call the Department of Insurance hotline for assistance.

If you encounter any instances of price gouging, call the Florida Department of Agriculture’s Division of Consumer Services at 1-800-357-4273.

Financial Safety

When you hear warnings that a storm is near, you should also take precautions to protect your financial interests. These tips can help you secure your financial safety.

Remember to withdraw money before a pending natural disaster. Carrying or keeping large amounts of cash in your home, however, might put you at risk of being robbed. Also, you could lose interest payments if you take too much out of an interest-bearing account.

Normally, financial institutions will be closed at least two days after a direct hit, and ATMs could be out of commission even longer.

During all cash withdrawals, be aware of your surroundings and any suspicious persons.

Get receipts for cash purchases before and after a storm.

Have a credit card on hand with at least $1,000 available.

Use credit cards to finance minimal repairs when necessary. Document all these transactions.

If you pay bills by phone or online, pay them before a hurricane hits, even if they are not yet due. Otherwise, a hurricane could interrupt phone service causing you to miss payments and get late charges.

If you pay by mail, send payments at least two days before a hurricane, because the post office will not pick up mail within 24 hours of a strike.

Keep copies of all payments mailed within 3 days of a hurricane making landfall.

After a storm, contact those you've sent payments to and confirm they have received them.

Store important financial papers in a safe and accessible place.

Before you use any "fast-cash" lender, be sure you understand what the fees will cost for the service.

Beware of anyone offering to help after a storm, who wants cash only.
